Tenancy Information (Rights & Obligations)

All Horizon Housing NRAS Tenancy’s are managed in accordance with the Residential Tenancies and Rooming Accommodation Act 2008 and every tenant will have a lease detailing the terms of their tenancy. To assist with understanding what the legal obligations are in relation to the managment of your property we have included some fact sheets here.

Property Inspections
All NRAS properties are inspected every 3 months. This is important to ensure properties are being maintained consistently and to endeavour to prevent problems before they arise. Staff are also in the area regularly and complete drive by inspections as an extra check.

It is important to note that inspections of tenanted properties can only be held at 3 monthly (or longer) intervals. If you wish to accompany the property manager on an inspection at any stage,  please contact our office and we can arrange it for you. Please note that legally, advance notice must be given to comply with the requirements of the Residential Tenancies and Rooming Accommodation Act 2008.

Please contact our helpful staff for the inspection schedule. This will ensure you can provide us with enough notice if you want to attend an inspection.

 
Incentive Payments
The NRAS financial year runs from 1st May to 30th April each year. There are two incentive payments provided each year: one from the state government and one from the federal government.  The State incentive payment is paid by cash transfer. The Federal incentive payment can be paid by Refundable Tax Offset or Cash each year. If you wish to change the method you currently have in place for the Federal payment please email:NRASowners@horizonhousing.com.au with your instructions and we will contact the federal government and make the necessary amendment on your behalf.
 
Water Charges
If you have any queestions in relation to water charges please read through the fact sheet above. When you recieve a water consumption notice please foward a copy to our office for on charging the water consuption costs where possible, to your tenant.
 
Newsletters

Every quarter Horizon Housing will send all property owners an update on our activities for the previous 3 months. These will (where possible) be sent via email. You can access previous versions of our newsletter here.
